When looking for a home, make sure you have prepared a list of what your "must-have's" are, the non-negotiables, and your price range; this should include what is the top price you are willing to pay, keeping in mind fees for building inspection, insurance, mortgage brokers, lawyers, and taxes. It would also be wise to figure out a price bracket that you would be able to work in which would include the cost of renovations and permit fees. This way you know exactly what you are looking for, you are prepared to walk away from something that doesn't fit your needs; even if it has a great soaker tub and a man cave to drool over.
